Terms of Service

1. Agreement to these Terms

These Terms of Service (“Terms”) are a binding agreement between you and Anora.dev LLC (“Anora,” “we,” “us,” or “our”) governing your access to and use of Sygnall.io and related websites, apps, and services (collectively, the “Service”).

By creating an account, accessing, or using Sygnall, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Service.

2. What Sygnall is (and is not)

Sygnall is a technology platform for pre-listing / pre-market residential real estate activity. It enables homeowners to publish pre-market property profiles and review buyer demand signals; buyers to browse early listings and submit confidential interest; and licensed agents to connect with sellers and access matched opportunities.

• Sygnall is not a real estate brokerage, title company, lender, or appraisal service.
• Sygnall is not a Multiple Listing Service (MLS) and does not guarantee that any home will be listed on MLS, Zillow, Redfin, or any other marketplace.
• Sygnall does not buy or sell real estate, set listing prices, or guarantee transactions, offers, or closing outcomes.
• Any decision to list, offer, hire an agent, or enter a purchase or listing agreement is solely between the relevant parties and, where applicable, their licensed professionals.

3. Eligibility and accounts

• You must be at least 18 years old and legally able to enter a contract.
• You must provide accurate registration information and keep it updated.
• You are responsible for safeguarding your login credentials and for activity under your account. Notify us promptly of unauthorized use.
• You may sign in with email/password or supported social login (such as Google).
• Homeowners/sellers and buyers may share a consumer account with multiple roles. Agent accounts are for licensed real estate professionals and are subject to verification requirements.

4. Roles and acceptable use

Depending on your role, you may publish listings, submit buyer signals, message other users, purchase boosts, or (for agents) access matched leads after verification and subscription requirements.

• Do not post false, misleading, infringing, or unlawful content.
• Do not scrape, harvest, or misuse listing, user, or demand data outside the intended use of the Service.
• Do not attempt to bypass anonymity, security, payment, or verification controls.
• Do not use Sygnall to spam, harass, discriminate, or solicit in ways that violate fair housing or other applicable laws.
• Do not represent that Sygnall endorses a property, price, agent, or transaction.

5. Listings and property information

If you publish a pre-market listing, you represent that you have the right to share the property information and media you upload, and that the information is reasonably accurate.

Pre-market profiles may be visible to buyers, agents, and in some cases public search results. You are responsible for deciding what to share before a formal listing.

We may remove or restrict listings that appear fraudulent, infringing, unsafe, or otherwise in violation of these Terms.

6. Buyer signals and confidentiality

Buyer signals (including willingness-to-pay and feedback) are expressions of interest for informational purposes. They are not binding offers, purchase contracts, or financing commitments unless you separately enter a valid contract with a seller or through licensed counsel.

Sygnall may present buyer interest to sellers in aggregated or anonymized form. Do not assume a signal creates a private negotiation channel unless the product expressly connects you.

7. Agents, licensing, and subscriptions

Agents must hold a valid real estate license where required and complete Sygnall’s verification flow when requested. Providing false license information is grounds for suspension.

Agent access may include a trial period and thereafter a paid annual subscription billed through Stripe. Fees, taxes, renewals, and cancellations are presented at checkout and in your billing settings. Except where required by law, fees are non-refundable once charged.

Sygnall does not guarantee lead volume, exclusivity, or closed transactions.

8. Boosts and payments

Homeowners may purchase optional listing boosts for greater visibility. Boost features, duration, and pricing are described in-product at purchase time.

Payments are processed by Stripe. By purchasing, you authorize the applicable charges and agree to Stripe’s terms. Failed payments may result in cancellation or loss of paid features.

9. Messages and communications

Messaging features are provided for legitimate real-estate-related communication. We may scan or review messages for safety, abuse, or legal compliance where permitted.

You consent to receive transactional emails related to your account. Marketing or product notification emails may be controlled in settings where available.

10. Intellectual property

Sygnall, including its software, branding, and content we create, is owned by Anora.dev LLC or its licensors. You receive a limited, non-exclusive, non-transferable license to use the Service as permitted by these Terms.

You retain ownership of content you upload, but you grant Anora.dev LLC a worldwide, royalty-free license to host, display, reproduce, and distribute that content as needed to operate and promote the Service (for example, showing your listing to buyers).

11. Third-party services

Sygnall integrates third-party services such as Stripe (payments), Google (sign-in), email providers, hosting/database providers, and license verification APIs. Your use of those services may also be subject to their terms and privacy policies. We are not responsible for third-party services we do not control.

12. Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, ANORA.DEV LLC DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

We do not warrant that demand data, analytics, matches, prices, or listings are complete, accurate, or current, or that use of Sygnall will result in a sale, purchase, or listing appointment.

13. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ANORA.DEV LLC AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF THE SERVICE.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID TO US FOR THE SERVICE IN THE TWELVE (12) MONTHS BEFORE THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS (US $100).

14. Indemnification

You agree to defend, indemnify, and hold harmless Anora.dev LLC and its affiliates from claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your content, your use of the Service, your real estate activities, or your violation of these Terms or applicable law.

15. Suspension and termination

You may stop using Sygnall at any time. We may suspend or terminate access if you violate these Terms, create risk for other users, fail to pay fees when due, or if we discontinue the Service. Provisions that by their nature should survive (including intellectual property, disclaimers, limitations of liability, and indemnity) will survive termination.

16. Changes

We may update these Terms by posting a revised version on Sygnall.io and updating the effective date. Continued use after changes become effective constitutes acceptance. If you do not agree, stop using the Service.

17. Governing law

These Terms are governed by the laws of the State of Delaware, USA, excluding conflict-of-law rules, unless mandatory local consumer law requires otherwise. Courts located in the United States will have exclusive jurisdiction over disputes arising from these Terms, except where prohibited.

If your jurisdiction requires a different governing law for consumer contracts, that mandatory law may apply to the extent required.
